One of the things that I check when shopping for property is the water table depth.  Sometimes there’s no well on the property though.  In that case, I jump online and check the water well logs of nearby properties.  It’s not 100%, but it gives me a sense of what to expect.

You can zoom in on a well, select it and read the log.  It should tell you how far down the water table is, how many gallons per minute and what material was encountered while drilling.
